๐Ÿ“ˆ A Look at South Central Kansas Stats

We started April 2019 with a median sale price of $138,000 for single-family homes. This number shows an increase of 6.2 percent from the $130,000 recorded this same time last year, but we see a decrease from the last month’s $142,000. The average sale price for homes in this area is $158,863, which is up 1.5 percent from the beginning of April 2018.

There were 852 closed sales in March 2019, which shows a decrease of 1.7 percent from the 867 homes sold this time last year, but we see a dramatic increase from the 587 sold last month. We moved into April 2019 with 2,012 active listings for the South Central Kansas area. This number shows a decrease of 2.3 percent from the beginning of April 2018.

Thereโ€™s a 2.3 months supply of available homes for sale in South Central Kansas. For the market to be considered balanced, there needs to be a 6-month supply of available homes.

South Central Kansas recorded 1,132 new listings for March, which shows an 11.6 percent drop from the 1,281 seen this time last year. There were 1,300 pending contracts and 986 contracts written during March.

The number of new homes being added to the market increased significantly when compared to last month’s 857 homes. This increase is in-line with typical real estate trends as we move away from the winter months.

South Central Kansas single-family resident home sellers are receiving 97.5 percent of their listing price with an average of 52 days on the market. Both the percentage of listing price and average days on the market improved when we compare last month’s stats.
